Roof Cleaning - Softwashing and Biocide Treatment

Over time, dirt, moss and algae can build up on your roof tiles. In order to maintain the appearance and structural integrity of the roof as well as to ensure your home and belongings are protected from all weather conditions, it is important to keep your roof clean, and to do so on a regular basis. There are a number of ways in which roof tiles can be cleaned.


Which methods are best? – Scrape and Softwash method – This is not only our

preferred method of treating a roof but also is the recommended way of maintaining /

cleaning roofs by most tile and slate manufacturers. Depending on the type of roof

and severity, we manually remove the worst of the moss and algae growth, this is

generally the labour intensive part of roof cleaning and requires protecting the gutter

and collecting the fallen moss. 


We use special scraping and brush tools designed for

the roofs from the safety of the ground or a scaffold tower if required. We’ve found

softwashing to be the simplest, safest and most effective long-term way to clean

roofs without causing any damage and reducing the lifespan of the roof.

Once the debris are removed, we apply a Biocide treatment, which has the

advantage of being able to get deep into the laps by capillary action, which more

effectively eliminates all growth spores to prolong the life of the roof treatment, which

give you a perpetually clean property over time.


The biocide acts immediately and kills all Live biofilms – Moss, lichen, bacteria,

algae, yeasts, protozoa, and other microorganisms as well as all Metabolites – Red

Algae Compounds produced by a live biofilm usually to protect against UV light.

Commonly red – from an algae or black from a fungi.


Once these organisms have been effectively treated, the roof then starts to clean

itself within a short period of time the small moss incrustations and thallus will wither

and fall. The black layer is no longer replenished and thins down in the weather.

During a wet season the progress begins to be observable within 2 weeks but can

take longer. The dark overlay has, in normal circumstances substantially 

disappeared 3 months after the treatment. Some of the more stubborn lichen will

have dissipated by 6 months and the final clean finish result by a year. The biocide

will help prevent further growth for up to 5 years depending on the climate and other

contributing factors like close by trees, shade, etc. Once regrowth starts, it is just a

simple low cost top up treatment and the roof will continue to be the envy of all your
